Implicit interest rate on housing loans in the Region increased again
According to information provided by Statistics Portugal (INE), in July 2026, the implicit interest rate on housing loans in the Autonomous Region of Madeira (ARM) stood at 3.208%, recording an increase of 0.046 percentage points (pp) compared with the previous month. It should also be noted that, in July 2025, the implicit interest rate on housing loans was 3.420%.
The average value of loan repayments for all housing loan agreements increased by 4 euros compared with the previous month, standing at 408 euros. Interest grew by 3 euros compared with the previous month, standing at 193 euros, while the amortisation component increased by 1 euro, to 215 euros. In the same month of the previous year, the average value of the loan repayment was 397 euros.
In turn, the average outstanding amount of housing loan agreements continued to increase, reaching, in July 2026, 72 980 euros (72 750 euros in the previous month). A year earlier, it stood at 68 801 euros.
At the national level, and considering the whole of housing loan contracts, the implicit interest rate stood at 3.135%, 0.034 pp higher than in the previous month. The average value of loan repayments for all housing loan agreements grew to 414 euros, with the average amount of capital outstanding growing to 79 463 euros (78 865 euros in the previous month). Nationally, interest rates rose by 3 euros compared with the previous month, to 205 euros, while amortised capital maintained unchanged at 209 euros.
