Median value of bank appraisals for housing in the Autonomous Region of Madeira rose to 2 625 euros/m2

According to data released today by Statistics Portugal (INE), in August 2026, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 625 euros/square metre. This figure represents an increase of 1.0% compared to the previous month (i.e., 27 euros more). Compared to the same month of the previous year, a 14.9% growth (+340 euros) was observed.

For flats, the median value of bank appraisals in the ARM stood at 2 911 euros per square metre, reflecting a change of +0.6% compared to July 2026 and +16.4% compared with the same month of the previous year. For houses, this indicator was 2 331 euros per square metre, which is 6.6% higher than the previous month and 23.1% above that recorded in the same month last year.

At the municipal level, it is noteworthy that in August 2026, the median value of bank appraisals in Funchal was 2 911 euros per square metre, reflecting an increase of 2.8% from the previous month and +13.3% when compared to August 2025.

In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), with a median value of bank appraisals of 2 349 euros per square metre and 2 607 euros per square metre, respectively. Câmara de Lobos observed a monthly decrease of 2.2% and an increase of 6.3% of year-on-year, whereas Santa Cruz experienced a monthly change of +2.7% and a year-on-year growth of 17.8%.

Nationally, the median value of bank appraisals was 2 254 euros per square metre, representing an increase of 14 euros (or +0.6%) from the previous month, with a year-on-year growth of 14.7% (an additional 289 euros). 

Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (3 414 euros per square metre), in Algarve (2 934 euros per square metre), and in Peninsula de Setúbal (2 825 euros per square metre), followed by the ARM at 2 625 euros per square metre. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+20.2%), while Algarve exhibited the lowest (+11.6%). Compared with the previous month, Peninsula de Setúbal (+1.6%) recorded the highest increase, while Algarve (-1.2%) recorded the largest decrease.

Number of bank appraisals decreased compared with the previous month, but increased year-on-year

To calculate the median bank appraisals, 665 appraisals were considered in August 2026, up by 7.3% over the same period of the previous year. Of these, 290 were for flats and 375 for houses. Compared with the previous month, 39 fewer appraisals were carried out, corresponding to a decrease of 5.5%. Nationally, the year-on-year change in the number of bank appraisals was +3.1%, while the month-on-month change stood at -4.1%.Avaliacao Bancaria EN
