Regional Directorate of Statistics of Madeira (DREM) releases today, on its official statistics website, the Construction and Housing Statistics of the Autonomous Region of Madeira

The Regional Directorate of Statistics of Madeira (DREM) releases today, on its official statistics website, the Construction and Housing Statistics of the Autonomous Region of Madeira for the year 2019 while at the same time updates the Time Series (1995-2019) of the System of Indicators of Urban Operations (SIUO).

System of Indicators of Urban Operations (SIOU)

  • In 2019, the Autonomous Region of Madeira (ARM) housing stock was estimated at 93,316 classic residential buildings and 131,483 dwellings, representing growth rates of 0.17% (+161 buildings) and 0.24% (+319 dwellings), respectively, over the previous year.
  • The number of works completed in the ARM stood at 282 buildings, up by 34.9% from the previous year. The number of dwellings completed also increased from 276 to 424 (+53.6%) between 2018 and 2019.
  • Compared to 2018, the number of building permits increased by 9.7% (384 building permits in 2019) while the dwelling permits went up by 16.6% (569 in 2019).


Real Estate Operations

  • In 2019, the number of contracts of real estate purchase (5,214) increased by 4.4% vis-à-vis the previous year and the amount involved in these transactions stood at 476.1 million euros (+1.7% compared to 2018). The average value of the traded real estates declined from 93.7 thousand euros in 2018 to 91.3 thousand euros in 2018.
  • There was a 6.1% decrease in the number of contracts of loan agreements with conventional mortgage. The mean value of mortgaged real estates also declined from 133.2 thousand euros in 2018 to 125.2 thousand euros in 2019.
  • The  mortgage credit granted to singular persons per inhabitant stood at 465 euros, up by 7.6% over the previous year.
  • In 2019, 9.1% of the real estate sales in the ARM were made to non-residents, corresponding to 13.9% of the total sales value.
  • Sales of real estate to non-residents decreased by 1.4% in number and increased by1% in value, vis-à-vis 2018.
  • As in 2014 and 2016, residents in United Kingdom (20.0% of the total value) were the top buyers of real estate in Madeira, followed by residents in Germany (19.2%) and in France (11.3%).
  • The average value of real estate sold to non-residents in 2019 (EUR 139,021) was almost 52.3% higher than the average value of global transactions (EUR 91,304 in the same year).

Indicators of Construction Enterprises

  • In 2018, the value of performed works by construction enterprises with 20 and more employees headquartered in the Autonomous Region of Madeira (4 million euros) increased by 29.8% compared to 2017, due to the increase observed in both works in Buildings (+72.5%) and Civil Engineering works (+8.7%).
  • The increase in works in buildings took place in both residential buildings (+112.7%, corresponding to +21.3 million euros) and non-residential buildings (+60.1%, corresponding to +36.5 million euros).

Other data on the Housing Market

  • The figures show an increase in the number and value of transacted dwellings in the Autonomous Region of Madeira between 2018 and 2019. In this year, there was a total of 3.171 transacted dwellings (up by 5.9%), which generated a sales value of 423 million euros (+6.5%).
  • In 2019, the median price of dwelling sales in the Autonomous Region of Madeira was 1 196 euros per square meter, decreasing by 0.9% from 2018.
  • In 2019, the median value of bank evaluation of living quarters increased by 6.3% (1 096 euros per square meter) over 2018. 
  • In the year 2019, the median house rental value of the 1,039 new lease agreements of dwellings registered in the Autonomous Region of Madeira was 5.99 euros per square meter.
