Median value of bank appraisals on housing, in the Autonomous Region of Madeira, decreased when compared to the previous month, but increased year-on-year
According to data released today by Statistics Portugal (INE), in July 2021, the average value of bank appraisals on housing, in the Autonomous Region of Madeira, reached €1 205/sq meter, decreasing by 0.4% from June 2021 and increasing by 6.1% from the year-ago month. After the maximum of the available time series had been reached in April 2021 (€1 226/sq meter), in the three subsequent months, although not very significant, successive decreases were registered.
In flats, located in the Autonomous Region of Madeira, the median value of bank appraisals in the month of reference was €1 235/sq meter, up by 0.6% compared to the previous month and up by 8.3% compared to the same month last year. In row houses, this indicator stood at €1 152/sq meter, 2.5% lower than the value observed in the previous month and 4.0% higher than the same month last year.
At a municipal level, it is worth noting that the median value of bank appraisals in Funchal, in July 2021, stood at €1 462/sq meter, up by 0.7% over the previous month. It has grown by 14.0% year-on-year.
Besides Funchal, only the municipalities of Santa Cruz and Câmara de Lobos exceeded the minimum number of registered observations (33) in the month in reference. Their bank appraisal values stood at €1 095/sq meter and €1 070/sq meter, respectively. The municipality on the east side of Madeira Island registered a monthly decrease of 1.6% and a year-on-year increase of 5.3%. Câmara de Lobos recorded a of 1.6% reduction compared to the same period of the previous year. It was not possible to calculate the year-on-year change since the 33 observations were not exceeded in July 2020.
For Portugal, that same variable reached an all-time high of €1 221/sq meter in the month of reference, up by 6 euros from the previous month (+0.5%). The year-on-year change rate was +8.3%.
By NUTS2 region, the highest values were registered in Área Metropolitana de Lisboa (€1 608/sq meter) and Algarve (€1 607/sq meter) followed by the Autonomous Region of Madeira (€1 205/sq meter).
