Median value of bank appraisals for housing in the Autonomous Region of Madeira stood at 2 567 euros per square meter
According to data released today by Statistics Portugal (INE), in April 2026, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 567 euros/square metre. This figure represents an increase of 2.7% compared to the previous month (i.e., up by 67 euros). Compared to the same month of the previous year, a 17.2% growth (+376 euros) was observed.
For flats, the median value of bank appraisals in the ARM stood at 2 798 euros per square metre, reflecting a change of +1.7% compared to March 2026 and a rise of 18.6% year-on-year. For houses, this indicator was 2 238 euros per square metre, which is 2.5% higher than the previous month and 14.9% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in April 2026, the median value of bank appraisals in Funchal was 2 980 euros per square metre, reflecting an increase of 0.8% from the previous month and +18.8% when compared to April 2025.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), with a median value of bank appraisals of 2 402 euros per square metre and 2 526 euros per square metre, respectively. Câmara de Lobos recorded no change compared to the previous month and an increase of 16.5% compared to the same month of the previous year, whereas Santa Cruz experienced a monthly change of +1.0% and a year-on-year growth of 20.7%.
Nationally, the median value of bank appraisals was 2 174 euros per square metre, representing an increase of 23 euros (or +1.1%) from the previous month, with a year-on-year growth of 16.5% (an additional 308 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (3 289 euros per square metre), in Algarve (2 864 euros per square metre), and in Peninsula de Setúbal (2 701 euros per square metre), followed by the ARM at 2 567 euros per square metre. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+24.0%), while Alentejo exhibited the lowest (+12,9%). Compared to the previous month, the ARA led the increases (+4.1%), whereas Grande Lisboa saw the lowest growth (+0.3%).
Number of bank appraisals increased compared to both the previous month and the same month of the previous year
For the calculation of the median bank appraisal value in April 2026, a total of 684 appraisals were considered, marking a 12.9% increase from the same month of the previous year. Of these, 334 were for flats and 350 for houses. Compared to the previous month, the number of appraisals went up by 10, representing a 1.5% increase. Nationally, the year-on-year change in the number of bank appraisals was -3.6%, while the month-on-month change stood at +5.0%.
