In the 1st quarter of 2025
Value of transacted dwellings in the Autonomous Region of Madeira decreased year-on-year but increased compared to the previous quarter
In the 1st quarter of 2025, a total of 894 dwellings were transacted in the Autonomous Region of Madeira (ARM), representing a quarterly decrease of 31.8% and a year-on-year increase of 28.4%.
Of the total dwellings sold during the quarter, 614 were existing dwellings (68.7% of the total), while the remaining 280 (31.3%) corresponded to new dwellings. Compared to the previous quarter, both categories followed the same trend: sales of existing dwellings fell by 16.2%, and sales of new dwellings declined by 51.6%. In year-on-year terms, these figures corresponded to increases of 16.3% and 66.7%, respectively.
The total value of dwellings transacted in the reference period amounted to 265.6 million euros, representing a decrease of 40.1% compared to the previous quarter (443.7 million euros), and an increase of 65.3% compared to the same quarter of the previous year (160.7 million euros). Regarding new dwellings, the value of sales reached 106.2 million euros (down by 60.6% quarter-on-quarter and up by 96.6% year-on-year), whereas, for existing dwellings, the value stood at 159.4 million euros (a decrease of 8.4% from the previous quarter and an increase of 49.4% compared to the same quarter of 2024).
During the quarter under review, the households acquired 735 dwellings, which corresponds to a decrease of 17.1% from the previous quarter and an increase of 25.4% when compared to the 1st quarter of 2024. In monetary terms, these transactions amounted to 212.1 million euros, reflecting a decrease of 28.5% compared to the preceding quarter and an increase of 58.1% year-on-year.
At the national level, 41.4 thousand dwellings were transacted in the 1st quarter of 2025, representing a quarterly decline of 8.5% and a year-on-year increase of 25.0%. These transactions generated 9.6 billion euros in value, down by 5.5% from the 4th quarter of 2024 and up by 42.9% compared to the same period in the previous year.
