Average monthly repayment in housing loans in the Region decreased by 13 euros year-on-year

According to data provided by Statistics Portugal (INE), in March 2025, the implicit interest rate on all housing loan agreements in the Autonomous Region of Madeira stood at 3.818%, representing a decrease of 0.106 percentage points (pp) compared to the previous month. Notably, this marks the fourteenth consecutive reduction in this indicator. For reference, in March 2024, the implicit interest rate on housing loans stood at 4.737%. 

The average value of loan repayments for all housing loan agreements dropped by 1 euro from the previous month, reaching 403 euros. Of this amount, 212 euros were for interest payments (down by 5 euros over the previous month) while capital amortisation represented 191 euros (an increase of 4 euros over the last month). In the same month last year, the average value of loan repayments was 416 euros.

Furthermore, the average outstanding amount for housing loan agreements increased for the 23rd consecutive month, standing at 67 532 euros in March 2025 (compared to 67 159 euros in February 2025). A year earlier, this figure was 64 490 euros.

At the national level, and considering all housing loan agreements, the implicit interest rate fell to 3.735%, down by 0.095 pp compared to the previous month. The average value of loan repayments for all agreements fell to 398 euros, while the average outstanding amount increased to 70 065 euros (compared to 69 512 euros in the previous month). Nationwide, interest rates decreased by 4 euros compared to the previous month, to 217 euros and amortisation increased by 2 euros, reaching 181 euros.
