Implicit interest rate on housing loans was 394 euros, remaining at levels similar to those of about two years ago

According to data released by Statistics Portugal (INE), in August 2025, the implicit interest rate on housing loan agreements in the Autonomous Region of Madeira (ARM) stood at 3.338%, representing a decrease of 0.082 percentage points compared to the previous month. It is worth noting that in August 2024, the implicit interest rate was 4.549%.

The average value of loan repayments for all housing loan agreements decreased by 3 euros compared to the previous month, settling at 394 euros. Of this amount, 190 euros corresponded to interest payments (a reduction of 4 euros from the previous month), while capital amortisation rose to 204 euros (an increase of 1 euro compared to July 2025). In the same month of the previous year, the average value of loan repayment amounted to 416 euros.

Meanwhile, the average outstanding amount for housing loan agreements continued to increase, reaching 69 094 euros in August 2025 (68 801 euros in July 2025). A year earlier, the figure stood at 65 608 euros.

At the national level, the implicit interest rate for all housing loan agreements decreased to 3.307%, 0.078 pp lower than in the previous month. The average value of loan repayment for all agreements remained unchanged at 394 euros, while the average outstanding loan agreements rose to 72 862 euros (72 270 euros in the previous month). Nationwide, interest rates fell by 3 euros compared to the previous month, to 199 euros, whereas capital amortisation rose by 3 euros, to 195 euros.
