In the 3rd quarter of 2023, the value of transacted dwellings in the Autonomous Region of Madeira (ARM) increased compared to the previous quarter but decreased on a year-on-year basis
During the 3rd quarter of 2023, a total of 877 dwellings were transacted in the Autonomous Region of Madeira (ARM), reflecting a quarterly increase of 10.3% and a year-on-year decrease of 25.7%. Of the dwellings sold in the quarter, 560 were existing dwellings (63.9% of the total), while the remaining 317 (36.1%) were new accommodations. Compared to the previous quarter, these two types of dwellings showed opposite trends: sales of existing dwellings decreased by 15.9%, while sales of new dwellings increased by +145.7%. When compared to the same quarter in the previous year, the respective changes were -39.4% and +23.8%.
The value of transacted dwellings in this quarter amounted to 212.1 million euros, representing an increase of 14.1% compared to the preceding quarter (186.0 million euros) and a decrease of 7.4% compared to the same quarter in the previous year (229.1 million euros). For new dwellings, the sales value reached 97.9 million euros (a new series high starting from the first quarter of 2009 and +159.5% and +49.7% compared to the previous and same quarters, respectively), while for existing dwellings, it stood at 114.2 million euros (-22.9% and -30.2% compared to the previous and same quarters, respectively).
In the referenced quarter, Madeira households acquired 714 dwellings, which is +7.5% and -21.5% compared to the previous and same quarters, respectively. In terms of value, transactions of this nature amounted to 175.8 million euros, representing a +15.0% increase compared to the previous quarter and a -4.7% decrease compared to the third quarter of 2022.
Nationwide, a total of 34.3 thousand dwellings were transacted in the third quarter of 2023, indicating a quarterly increase of 1.9% and a year-on-year decrease of 18.9%. These transactions generated 7.1 billion euros, which is +2.4% compared to the second quarter of 2023 and -12.2% compared to the same period of the previous year.
