Transacted dwellings in the Autonomous Region of Madeira increased by 37.3% over the previous year

In 2024, a total of 3 820 dwellings were transacted in the Autonomous Region of Madeira, which represents an increase of 15.8% over the previous year.

Of the total number of dwellings sold, 2 616 were existing dwellings (68.5% of the total), while the remaining 1 204 (31.5%) were new dwellings. It is noteworthy that both segments showed positive changes compared to 2023: +1.3% for existing dwellings; +67.9% for new dwellings.

The total value of the dwellings transacted in 2024 reached an all-time high of 1 026.2 million euros, representing a 37.3% increase over the previous year. In new dwellings, the sales value exceeded 454.1 million euros, representing a growth of 108.7% when compared to 2023, while that of existing dwellings reached 572.1 million euros, showing a positive change of 8.0% from last year.

Across the country, 156.3 thousand dwellings were transacted in 2024, indicating an increase of 14.5% over the previous year. These transactions generated a turnover of 33.8 billion euros, which is 20.8% higher than in 2023.

In 2024, dwelling transactions, whose buyers belonged to the institutional sector of households, accounted for 77.7% in number and 76.8% in value of the total transactions recorded in the Autonomous Region of Madeira, lower than that observed in 2023 (83.5% and 83.6%, respectively). During this period, 2 967 transactions with a value of 788.3 million euros were registered in this sector, representing an increase of 7.7% and 26.2%, respectively, compared to 2023. At a national level, the purchase of dwellings by households accounted for 86.1% in number and 85.0% in value of the national total this year.

In 2023, the value of dwellings sales in the Autonomous Region of Madeira, whose buyer had the national territory as tax residence, reached 873.7 million euros (85.1% of the total), followed by the European Union, with 79.0 million euros (7.7% of the total), and the other countries, with 73.5 million euros (7.2% of the total). With regard to the number of transactions reviewed, 89.2% had a tax resident buyer in the national territory (3 411 transactions), 6.2% in the European Union (235) and 4.6% in other countries (174). In 2024, the value of dwelling sales across the country involving buyers who had their tax residence in the national territory, rose to 30.4 million euros (89.8% of the total value), representing 146.6 thousand transactions (93.7%).

In the 4th quarter of 2024, there were 1 311 dwelling transactions, in the Autonomous Region of Madeira, representing an increase of 79.8% compared to the same quarter of the previous year and 34.2% compared to the preceding quarter. In turn, the value of transacted dwellings stood at 443.7 million euros, increasing by 187.9% over the same quarter of 2023 and by 90.6% over the previous quarter.

In the quarter under review, the residents in the Autonomous Region of Madeira acquired 887 dwellings, up by 10.3% and by 46.1% over the previous quarter and the same quarter, respectively. In terms of value, transactions of this nature amounted to 296.6 million euros, marking a 49.1% increase compared to the previous quarter and a 124.9% rise compared to the same quarter of the previous year.
