Median value of bank appraisals for housing in the Autonomous Region of Madeira rose to 2 080 euros per square meter
According to data released today by Statistics Portugal (INE), in February 2025, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 080 euros/square meter. This figure represents an increase of 4.0% compared to the previous month (i.e. an additional 80 euros). Compared to the same month of the previous year, an increase of 16.0% (+293 euros) was observed.
For apartments, the median value of bank appraisals in the ARM stood at 2 164 euros per square meter, reflecting a change of +1.9% compared to January 2025 and a rise of 16.2% year-on-year. For houses, this indicator was 1 908 euros per square meter, which is 5.0% higher than the previous month and 17.6% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in February 2025, the median value of bank appraisals in Funchal was 2 278 euros per square meter, remaining unchanged from the previous month but marking a +9.7% increase compared to February 2024.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz, also surpassed the minimum threshold of observations (33), registered a median value of bank appraisals of 1 945 euros per square meter and 1 987 euros per square meter, respectively. Câmara de Lobos observed a monthly increase of 6.6% and a 21.3% increase year-on-year, whereas Santa Cruz experienced a monthly change of +5.3% and a year-on-year growth of 20.3%.
Nationally, the median value of bank appraisals was 1 810 euros per square meter, representing an increase of 36 euros (or +2.0%) from the previous month, with a year-on-year growth of 16.0% (an additional 250 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (2 675 euros per square meter) and Algarve (2 367 euros per square meter), followed by the ARM at 2 080 euros per square meter. Compared to the same period last year, Península de Setúbal showed the highest positive change (+17.1%), while Alentejo exhibited the lowest (+5,7%). Compared to the previous month, the ARM led the increases (+4.0%), whereas Centro saw the lowest growth (+0.8%).
Number of bank appraisals increased year-on-year but declined compared to the same month
For the calculation of the median bank appraisal value in February 2025, a total of 752 appraisals were considered, marking a 32.4% increase from the previous year. Of these, 449 were for apartments and 303 for houses. Compared to the previous month, the number of appraisals went down by 59, representing a 7.3% decrease. Nationally, the year-on-year change in the number of bank appraisals was +23.9%, while the month-on-month change stood at 0.5%.
