DREM releases information on the median price of family dwellings in the Autonomous Region of Madeira
Statistics Portugal (INE) today released information regarding the median price of family dwellings for the second quarter of 2025. This note is structured in two sections: one providing an analysis of the results for the quarter under review, considering only the three months of the quarter, and another presenting data for the preceding twelve months.
It should also be noted that the results concerning the number of transactions of family dwellings are published, with data available from the 4th quarter of 2019 onwards.
It is important to recall that this information is derived from administrative tax data from the Municipal Tax on Onerous Property Transfers (IMT) and the Municipal Property Tax (IMI), supplied monthly by the Tax and Customs Authority (AT) to the INE, based on a collaboration protocol established between these two institutions.
Median price of dwellings in the last three months in the Autonomous Region of Madeira increased in year-on-year terms but remained below the national level
In the second quarter of 2025 (the last three months), the median price of family dwellings in the ARM was 2 381 euros/m2 , substantially above the national figure (2 065 euros/m2). Among the nine current NUTS 2 regions, only Grande Lisboa (3 403 euros/m2), Algarve (3 123 euros/m2), and Península de Setúbal (2 511 euros/m2) exceeded the ARM value, while Alentejo (1 026 euros/m2) recorded the lowest price.
Whereas in the first quarter of 2025, the year-on-year rate of change in the median price per m2 of family dwellings sold was +23.1%, in the second quarter of 2025, this growth slowed to 14.5%, below the national average (+19.0%). Compared with the previous quarter, the ARM registered a decrease of 5.4%, whereas the national quarterly change was positive at 5.8%.
Among municipalities with over 100 000 inhabitants, Funchal recorded a median price (2 928 euros/m2) above the ARM average (2 381 euros/m2), representing a year-on-year increase of 7.2%. Prices remained unchanged compared to the previous quarter.
In the second quarter of 2025, the median price of family dwellings in the ARM sold to buyers with a fiscal domicile abroad was 3 002 euros/m2, whereas for buyers domiciled in Portugal, the median price was 2 332 euros/m2. The median price for dwellings acquired by households was 2 451 euros/m2, and for buyers in other institutional sectors, 1 840 euros/m2.
Funchal ranked sixth nationally by median price
Over the twelve-month period ending in the second quarter of 2025, the median price of family dwellings in the ARM was 2 560 euros/m2, above the national median (1 923 euros/m2). Within the ARM, only Grande Lisboa (3 165 euros/m2) and Algarve (2 922 euros/m2) recorded higher values. The median price of new dwellings (3 080 euros/m2) continued to exceed that of existing dwellings (2 237 euros/m2) by 843 euros/m2.
In the second quarter of 2025, the ARM recorded the highest year-on-year growth among the nine NUTS 2 regions at +26.5%, surpassing the national average (+15.8%), with Algarve showing the lowest increase (+9.2%).
During this period, the median price for family dwellings purchased by buyers domiciled abroad was 3 123 euros/m2, compared with 2 500 euros/m2 for those domiciled in Portugal. Median prices for dwellings acquired by households were 2 519 euros/m2, while for other institutional buyers, the figure was 2 705 euros/m2.

In Funchal, the median price of housing in the second quarter of 2025 was 3 205 euros/m2, making it the only municipality in the ARM to record a value above the regional average.
At the national level, Funchal ranked sixth among municipalities with the highest median prices (seventh in the previous quarter, and twelfth in the same quarter of the previous year). The top positions were occupied by Lisboa (4 525 euros/m2), followed by Cascais, Oeiras, Loulé, and Lagos.
In addition to Funchal, the municipalities of Câmara de Lobos, Santa Cruz, Porto Santo, and Machico, while below the ARM average, stood out with substantial values exceeding 2 000 euros/m2 (Câmara de Lobos: 2 647 euros/m2; Santa Cruz: 2 395 euros/m2; Porto Santo: 2 249 euros/m2; Machico: 2 021 euros/m2). The lowest value was recorded in São Vicente (1 035 euros/m2).
Within the municipality of Funchal, the parishes of São Martinho (4 057 euros/m2) and Sé (3 991 euros/m2) recorded the highest median prices in the second quarter of 2025, both above the municipal average (3 205 euros/m2). Following these were Santo António (2 862 euros/m2), São Pedro (2 667 euros/m2), and São Gonçalo (2 479 euros/m2).
In the parish of Caniço, the median price of family dwellings was 2 572 euros/m2, 177 euros/m2 above the average for the municipality of Santa Cruz (2 395 euros/m2).
In the second quarter of 2025, the median price in the ARM for T0 or T1 dwellings was 2 727 euros/m2, the highest among all typologies (T2: 2 670 euros/m2; T3: 2 420 euros/m2; T4 or higher: 1 735 euros/m2). In Funchal, all typologies recorded substantially higher prices than the regional average, with T0 or T1 dwellings at the highest level (3 341 euros/m2).
