In the 3rd quarter of 2022
Number and value of transacted dwellings in the Autonomous Region of Madeira continued to rise year-on-year
In the 3rd quarter of 2022, 1,180 dwellings were traded in the Autonomous Region of Madeira (ARM), representing a quarterly increase of 7.3% and a year-on-year increase of 34.5%.
Of the total number of dwellings sold in the reference quarter, 924 were existing dwellings (78.3% of the total), with the remaining 256 (21.7%) being new dwellings. Compared to the previous quarter, these two types of dwellings showed opposite trends, i.e. the number of existing dwellings decreased by 0.3% and sales of new dwellings increased by 48.0%. When compared with the same quarter of the previous year, there were, in the same order, changes of +29.6% and +56.1%.
The value of transacted dwellings in this quarter was 229.1 million euros, up by 0.8% over the previous quarter (227.3 million euros) and a 60.3% rise compared to the same quarter of the previous year (142.9 million euros). In new dwellings, the value of sales reached 65.4 million euros (+77.7% over the same quarter of the previous year), while that of existing dwellings stood at 163.8 million euros (+54.3%).
Once again, in both the number and value of dwellings transacted, the previous all-time records were broken.
In the quarter under review, Madeiran households acquired 909 dwellings, up by +5.0% and +17.7% over the previous quarter and over the same quarter, respectively. In terms of value, transactions of this nature amounted to 184.4 million euros, up by 6.6% over the previous quarter and 43.3% over the 3rd quarter of 2021.
In Portugal, the number of transacted dwellings in the 3rd quarter reached 42.2 thousand, meaning a quarterly decrease of 3.2% and a year-on-year decrease of 2.8%. These transactions generated 8.1 billion euros, -2.9% than in the 2nd quarter of 2022 and +9.6% compared to the same period of the previous year.
