In the 2nd quarter of 2025
Value of transacted dwellings in the Autonomous Region of Madeira increased year-on-year but decreased compared to the previous quarter
In the 2nd quarter of 2025, a total of 792 dwellings were transacted in the Autonomous Region of Madeira (ARM), representing a quarterly decrease of 11.4% and a year-on-year decline of 5.3%.
Of the dwellings sold in the quarter, 640 were existing dwellings (80.8% of the total), while the remaining 152 (19.2%) were new dwellings. Compared to the previous quarter, these two types of dwellings showed opposite trends: sales of existing dwellings increased by 4.2%, while sales of new dwellings decreased by 45.7%. When compared to the same quarter in the previous year, the respective changes were -1.5% and -18.3%.
The total value of dwellings transacted in the reference period amounted to 217.8 million euros, representing a decrease of 18.0% compared to the previous quarter (265.6 million euros), and an increase of 15.3% compared to the same quarter of the previous year (189.0 million euros). Regarding new dwellings, the value of sales reached 62.5 million euros (down by 41.1% quarter-on-quarter and up by 23.0% year-on-year), whereas, for existing dwellings, the value stood at 155.3 million euros (a decrease of 2.6% from the previous quarter and an increase of 12.4% compared to the same quarter of 2024).
During the quarter under review, the households acquired 646 dwellings, which corresponds to a decrease of 12.1% from the previous quarter and 6.4% when compared to the 2nd quarter of 2024. In monetary terms, these transactions amounted to 182.9 million euros, reflecting a decrease of 13.8% compared to the preceding quarter and an increase of 15.3% compared to the 2nd quarter of 2024.
At the national level, 42.9 thousand dwellings were transacted in the 2nd quarter of 2025, representing a quarterly rise of 3.7% and a year-on-year increase of 15.5%. These transactions generated 10.3 billion euros in value, up by 6.8% from the 1st quarter of 2025 and 30.4% compared to the same period in the previous year.
