In the 3rd quarter of 2025
Value of transacted dwellings in the Autonomous Region of Madeira decreased compared to both the previous and the same quarter of the previous year
In the 3rd quarter of 2025, 752 dwellings were transacted in the Autonomous Region of Madeira (ARM), representing a quarterly decrease of 5.1% and a year-on-year drop of 23.0%.
Of the total dwellings sold in the quarter, 615 corresponded to existing dwellings (81.8% of the total), with the remaining 137 (18.2%) being new dwellings. Compared to the previous quarter, both types of dwelling showed changes in the same direction, with sales of existing dwellings decreasing by 3.9% and sales of new dwellings by 9.9%. When compared to the same quarter of the previous year, changes of -12.8% and -49.6% were recorded, respectively.
The total value of dwellings transacted in the reference period stood at 210.5 million euros, i.e. down by 3.3% over the preceding quarter (217.8 million euros) and down by 9.6% over the same quarter of the previous year (232.8 million euros). For new dwellings, the value of sales reached 50.8 million euros (-18.7% and -36.1% compared to the previous and same quarters of the previous year, respectively), whilst that relating to existing dwellings stood at 159.7 million euros (+2.8% and +4.2% compared to the previous and same quarters of the previous year, respectively).
In the reference quarter, Madeiran households acquired 626 residential dwellings, -3.1% and -22.1% compared to the previous and same quarters of the previous year, respectively. In value, transactions of this nature amounted to 176.2 million euros, -3.7% compared to the previous quarter and -11.4% compared to the 3rd quarter of 2024.
Nationally, 42.5 thousand dwellings were transacted in the 3rd quarter of 2025, representing a quarterly decrease of 1.0% and a year-on-year increase of 3.8%. These transactions generated 10.5 billion euros, +2.2% compared to the 2nd quarter of 2025 and +16.0% compared to the same period of the previous year.
