Value of transacted dwelling sales in the Autonomous Region of Madeira decreased by 5.6% compared to the previous year

In 2025, 3 303 family dwellings were transacted in the Autonomous Region of Madeira (ARM), representing a decrease of 13.5% compared to the previous year.

Of the total dwellings sold, 2 527 corresponded to existing dwellings (76.5% of the total), with the remaining 776 (23.5%) being new dwellings. It should be noted that both segments recorded negative changes compared to 2024: -3.4% for existing dwellings and -35.5% for new dwellings.

The value of dwellings transacted in 2025 stood at 968.8 million euros, -5.6% compared to the previous year. For new dwellings, the value of sales stood at 313.8 million euros, -30.9% compared to the previous year, whilst that relating to existing dwellings reached 655.1 million euros, presenting a positive change of 14.5%.

Nationally, 169.8 thousand dwellings were transacted in 2025, representing an increase of 8.6% compared to the previous year. These transactions generated 41.2 billion euros, +21.7% compared to 2024.

In 2025, housing transactions in which the buyer belonged to the institutional households’ sector accounted for 81.9% in number and 82.3% in value of the total transactions recorded in the ARM, shares above those observed in 2023 (77.7% and 76.8%, respectively). In this year and in this sector, 2 705 transactions were recorded, equivalent to 797.2 million euros, representing, compared to 2024, changes of -8.8% and +1.1%, respectively. At the national level, the share of housing acquisitions by households accounted, in this year, for 87.5% (number) and 86.8% (value) of the national total.

In the year under review, the value of housing sales in the ARM in which the buyer had national territory as their fiscal domicile reached 811.8 million euros (83.8% of the total), followed by Extra-European Union countries, with 78.8 million euros (8.1% of the total), and the European Union, with 78.2 million euros (8.1% of the total). As regards the number of transactions recorded, 90.0% involved buyers with a fiscal domicile in national territory (2 974 transactions), 5.7% in the European Union (187) and 4.3% in other countries (142). In 2025, the value of housing sales carried out nationally involving buyers with a fiscal domicile in national territory amounted to 37.8 billion euros (91.8% of the total), corresponding to 161.3 thousand transactions (95.0%).

In the 4th quarter of 2025, 865 housing transactions were recorded in the ARM, -34.0% compared to the same quarter of the previous year and +15.0% compared to the previous quarter. In turn, the value of dwellings transacted stood at 274.8 million euros, decreasing by 38.1% compared to the same quarter of 2024 and increasing by 30.5% compared to the preceding quarter.

In the reference quarter, households residing in the ARM acquired 698 residential dwellings, representing changes of +11.5% and -21.3% compared to the previous and same quarters of the previous year, respectively. In value, transactions of this nature amounted to 226.0 million euros, up by 28.3% over the previous quarter and down by 23.8% than in the same quarter of the previous year.
