Implicit interest rate on housing loan agreements in the Autonomous Region was approximately 1 percentage point lower than in the same month of the previous year
According to data provided by Statistics Portugal (INE), in April 2025, the implicit interest rate on housing loan agreements in the Autonomous Region of Madeira (ARM) stood at 3.739%, representing a decrease of 0.079 percentage points (pp) compared to the previous month. It should be noted that this was the fifteenth consecutive reduction in this indicator. Furthermore, in April 2024, the implicit interest rate on housing loans was 4.729%.
The average value of loan repayments for all housing loan agreements decreased by 2 euros compared to the previous month, settling at 401 euros. Of this amount, interest payments accounted for 208 euros (a reduction of 4 euros from the previous month), while capital amortisation rose to 193 euros (an increase of 2 euros compared to March 2025). In the same month of the previous year, the average value of loan repayment was 417 euros.
Meanwhile, the average outstanding amount for housing loan agreements increased for the twenty-fourth consecutive month, reaching 67 745 euros in April 2025 (67 532 euros in March 2025). One year earlier, this amount stood at 64 622 euros.
At the national level, and considering all housing loan agreements, the implicit interest rate fell to 3.663%, 0.072 pp lower than in the previous month. The average value of loan repayment for all agreements decreased to 396 euros, while the average outstanding amount rose to 70 413 euros (70 065 euros in the previous month). Across the country, interest rates decreased by 4 euros to 213 euros, while capital amortisation increased by 2 euros to 183 euros.
