Median value of bank appraisals for housing in the Autonomous Region of Madeira grew to 2 392 euros/m2
According to data released today by Statistics Portugal (INE), in November 2025, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) stood at 2 392 euros/m2, recording an increase of 3.6% compared to the previous month (i.e. 84 euros more). Compared to the same month of the previous year, a rise of 17.3% (+352 euros) was observed.
For flats, the median value of bank appraisals in the ARM was 2 608 euros/m2, reflecting a change of +3.0% compared to October 2025 and +17.4% compared to the same month of the previous year. For houses, this indicator stood at 1 992 euros/m2, a value 1.4% higher than that observed in the previous month and 9.7% above that recorded in the same month of the previous year.
At the municipal level, it should be noted that the median value of bank appraisals in Funchal in November 2025 stood at 2 716 euros/m2, +2.6% compared to the previous month and +12.5% compared to November 2024.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also exceeded the minimum number of recorded observations (33) in the reference month, with bank appraisals of 2 467 euros/m2 and 2 324 euros/m2, respectively. Câmara de Lobos recorded an increase of 9.2% compared to the previous month and 26.8% compared to the same month of the previous year, whilst Santa Cruz recorded a month-on-month change of +4.6% and a year-on-year change of +23.9%.
Nationally, the median bank appraisals stood at 2 060 euros/m2, up by 35 euros over the previous month (+1.7%). The year-on-year change was +18.4% (+320 euros).
In the context of the 9 NUTS 2 regions of the country, the highest values were observed in Grande Lisboa (3 091 euros/m2), Algarve (2 710 euros/m2) and Peninsula de Setúbal (2 493 euros/m2), with the ARM (2 392 euros/m2) appearing in the next position. Compared to the same period of the previous year, the Peninsula de Setúbal (+26.9%) recorded the largest positive change, whilst the Centro region (+14.5%) recorded the smallest. Compared to the previous month, the Autonomous Region of the Azores (+3.8%) led the increases, whilst Algarve (+0.7%) appeared at the opposite end.
Number of bank appraisals increased compared to the previous month, but fell compared to the same month of the previous year
For the calculation of the median bank appraisals for November 2025, 670 appraisals were considered, -16.9% compared to the same period of the previous year. Of these, 317 were for flats and 353 for houses. Compared to the previous month, 43 more appraisals were carried out, corresponding to an increase of 6.9%. Nationally, the year-on-year change in the number of bank appraisals was -2.4%, whilst the month-on-month change stood at +7.1%.
