Median value of bank appraisals for housing in the Autonomous Region of Madeira stood at 2 409 euros/m2
According to data released today by Statistics Portugal (INE), in December 2025, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) stood at 2 409 euros/m2, recording an increase of 0.7% compared to the previous month (i.e. up by 17 euros). Compared to the same month of the previous year, a rise of 20.5% (+409 euros) was observed.
For flats, the median bank appraisals in the ARM was 2 626 euros/m2, reflecting a change of +0.7% compared to November 2025 and +22.9% compared to the same month of the previous year. For houses, this indicator stood at 2 095 euros/m2, a value 5.2% higher than that observed in the previous month and +14.7% above that recorded in the same month of the previous year.
At the municipal level, it should be noted that the median bank appraisals in Funchal in December 2025 stood at 2 760 euros/m2, +1.6% compared to the previous month and +18.4% compared to December 2024.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also exceeded the minimum number of recorded observations (33) in the reference month, with bank appraisals of 2 524 euros/m2 and 2 408 euros/m2, respectively. Câmara de Lobos recorded an increase of 2.3% compared to the previous month and 43.1% compared to the same month of the previous year, whilst Santa Cruz recorded a month-on-month change of +3.6% and a year-on-year change of +27.9%.
Nationally, the median bank appraisals stood at 2 081 euros/m2, up by 21 euros over the previous month (+1.0%). The year-on-year change was +19.1% (+334 euros).
In the context of the 9 NUTS 2 regions of the country, the highest values were observed in Grande Lisboa (3 145 euros/m2), Algarve (2 726 euros/m2) and Peninsula de Setúbal (2 520 euros/m2), with the ARM (2 409 euros/m2) appearing in the next position. Compared to the same period of the previous year, the Peninsula de Setúbal (+27.3%) recorded the largest positive change, whilst the Centro region (+13.8%) recorded the smallest. Compared to the previous month, Grande Lisboa (+1.7%) led the increases, whilst the Autonomous Region of the Azores (-0.1%) appeared at the opposite end.
Number of bank appraisals decreased compared to both the previous month and the same month of the previous year
For the calculation of the median bank appraisals for December 2025, 635 appraisals were considered, -24.3% compared to the same period of the previous year. Of these, 285 were for flats and 350 for houses. Compared to the previous month, 35 fewer appraisals were carried out, corresponding to a decrease of 5.2%. Nationally, the year-on-year change in the number of bank appraisals was -7.2%, whilst the month-on-month change stood at -4.9%.

Median value of bank appraisals of housing in the ARM grew above the national average in 2025
In 2025, the median bank appraisals of housing in the ARM rose to 2 249 euros/m2, representing an increase of 18.1% compared to 2024. Considering the nature of the dwellings, in 2025, the median appraisal increased by 22.7% for flats and 11.0% for houses, to values of around 2 474 euros/m2 and 1 953 euros/m2, respectively.
Nationally, the median value was 1 949 euros/m2, with overall growth of 17.3% compared to 2024. This increase was greater for flats (+21.0%, reaching 2 239 euros/m2) than for houses (+11.5%, with a value of 1 435 euros/m2).
As regards the annual number of bank appraisals in the ARM, this stood at 7 980, -3.1% compared to 2024, with an increase of 3.2% recorded for houses and a decrease of 8.5% for flats.
