Median value of bank appraisals for housing in the Autonomous Region of Madeira stood at 2 598 euros per square metre

According to data released today by Statistics Portugal (INE), in May 2026, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 598 euros/square metre. This figure represents an increase of 1.2% compared to the previous month (i.e., up by 31 euros). Compared to the same month of the previous year, a 20.6% growth (+444 euros) was observed.

For flats, the median value of bank appraisals in the ARM stood at 2 882 euros per square metre, reflecting a change of +3.0% compared to April 2026 and a rise of 21.0% year-on-year. For houses, this indicator was 2 159 euros per square metre, which is 3.5% lower than the previous month and 13.6% above that recorded in the same month last year.

At the municipal level, it is noteworthy that in May 2026, the median value of bank appraisals in Funchal was 2 982 euros per square metre, reflecting an increase of 0.1% from the previous month and +18.2% when compared to May 2025.

In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), with a median value of bank appraisals of 2 402 euros per square metre and 2 586 euros per square metre, respectively. Câmara de Lobos recorded no change compared to the previous month and an increase of 9.4% compared to the same month of the previous year, whereas Santa Cruz experienced a monthly change of +2.4% and a year-on-year growth of 25.3%.

Nationally, the median value of bank appraisals was 2 208 euros per square metre, representing an increase of 34 euros (or +1.6%) from the previous month, with a year-on-year growth of 17.1% (an additional 322 euros). 

Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (3 321 euros per square metre), in Algarve (2 906 euros per square metre), and in Peninsula de Setúbal (2 722 euros per square metre), followed by the ARM at 2 598 euros per square metre. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+22.5%), while Algarve exhibited the lowest (+13,5%). Compared to the previous month, the Norte and Oeste e Vale do Tejo led the increases (+1.9%), whereas the Autonomous Region of the Azores saw the lowest growth (+0.4%).

Number of bank appraisals increased compared to both the previous month and the same month of the previous year

For the calculation of the median bank appraisal value in May 2026, a total of 706 appraisals were considered, marking a 11.0% increase from the same month of the previous year. Of these, 346 were for flats and 360 for houses. Compared to the previous month, the number of appraisals went up by 22, representing a 3.2% increase. Nationally, the year-on-year change in the number of bank appraisals was +0.8%, while the month-on-month change stood at +3.1%.
