Median value of bank appraisals for housing in the Autonomous Region of Madeira rose to 2 609 euros/m2
According to data released today by Statistics Portugal (INE), in June 2026 the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) stood at 2 609 euros/m2, an increase of 0.4% compared with the previous month (that is, 11 euros more). Compared with the same month of the previous year, there was a rise of 19.6% (+427 euros).
For flats, the median value of bank appraisals in the ARM was 2 885 euros/m2, representing a change of +0.1% compared with May 2026 and +18.8% year-on-year. For houses, this indicator stood at 2 180 euros/m2, 1.0% higher than the previous month and 17.3% above the figure recorded in the same month of the previous year.
At the municipal level, it should be noted that the median value of bank appraisals in Funchal, in June 2026, stood at 2 936 euros/m2, changing by -1.5% compared with the previous month and +17.4% compared with June 2025.
In addition to Funchal, and in the month under review, the municipalities of Câmara de Lobos and Santa Cruz also exceeded the minimum number of recorded observations (33), with their bank valuation figures reaching 2 370 euros/m2 and 2 564 euros/m2, respectively. Câmara de Lobos saw a decrease of 1.3% compared with the previous month and an increase of 1.0% year-on-year, while Santa Cruz recorded a month-on-month change of -0.9% and a year-on-year change of +20.3%.
The median value of bank appraisals nationally stood at 2 228 euros/m2, 20 euros more than in the previous month (+0.9%). The year-on-year change was +16.6% (+317 euros).
Among the country's nine NUTS 2 regions, the highest figures were observed in Grande Lisboa (3 348 euros/m2), Algarve (2 942 euros/m2) and the Peninsula de Setúbal (2 760 euros/m2), followed by the ARM (2 609 euros/m2). Compared with the same period a year earlier, the Autonomous Region of the Azores (ARA) recorded the largest positive change (+24.0%), while the Algarve region (+14.3%) showed the smallest. Compared with the previous month, the ARA (+3.1%) led the increases, with the ARM (+0.4%), at the opposite end, showing the lowest increase.
Number of bank appraisals decreased compared with the previous month, but increased year-on-year
To calculate the median bank appraisals, 685 appraisals were considered in June 2026, +10.8% more than in the same period of the previous year. Of these, 329 were for flats and 356 for houses. Compared with the previous month, 21 fewer appraisals were carried out, corresponding to a decrease of 3.0%. Nationally, the year-on-year change in the number of bank appraisals was +3.0%, while the month-on-month change stood at -5.5%.
