Median value of bank appraisals for housing in the Autonomous Region of Madeira stood at 2 598 euros per square meter
According to data released today by Statistics Portugal (INE), in July 2026, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 598 euros/square metre. This figure represents a decrease of 0.4% compared to the previous month (i.e., 11 euros less). Compared to the same month of the previous year, a 16.3% growth (+364 euros) was observed.
For flats, the median value of bank appraisals in the ARM stood at 2 893 euros per square metre, reflecting a change of +0.3% compared to June 2026 and +16.7% compared with the same month of the previous year. For houses, this indicator was 2 187 euros per square metre, which is 0.3% higher than the previous month and 17.8% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in July 2026, the median value of bank appraisals in Funchal was 2 833 euros per square metre, reflecting a decrease of 3.5% from the previous month and +10.6% when compared to July 2025.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), with a median value of bank appraisals of 2 402 euros per square metre and 2 538 euros per square metre, respectively. Câmara de Lobos observed a monthly increase of 1.4% and 5.9% of year-on-year, whereas Santa Cruz experienced a monthly change of -1.0% and a year-on-year growth of 16.1%.
Nationally, the median value of bank appraisals was 2 240 euros per square metre, representing an increase of 12 euros (or +0.5%) from the previous month, with a year-on-year growth of 15.2% (an additional 295 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (3 397 euros per square metre), in Algarve (2 971 euros per square metre), and in Peninsula de Setúbal (2 781 euros per square metre), followed by the ARM at 2 598 euros per square metre. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+20.4%), while Algarve exhibited the lowest (+13.6%). Compared with the previous month, Alentejo (+1.6%) recorded the highest increase, while the Autonomous Region of the Azores (-1.9%) recorded the largest decrease.
Number of bank appraisals increased compared to the last month and year-on-year
For the calculation of the median bank appraisal value in July 2026, a total of 704 appraisals were considered, marking a 5.4% increase from the same month of the previous year. Of these, 322 were for flats and 382 for houses. Compared to the previous month, the number of appraisals increased by 19, representing a 2.8% increase. Nationally, the year-on-year change in the number of bank appraisals was +0.6%, while the month-on-month change stood at +1.4%.
