Median rental value of new lease agreements increased by 17.4% year-on-year, while the number of new agreements increased by 8.8%
Based on the information published today by Statistics Portugal (INE), DREM is making available, on its official statistics portal, the updated results of House Rental Statistics at local level for the Autonomous Region of Madeira (ARM), with data for the 2nd quarter of 2026.
Quarterly results
In the 2nd quarter of 2026, the median rental value of the 456 new lease agreements for family dwellings concluded in the ARM was 12.78 euros/m². These figures represent quarter-on-quarter changes of -5.2% in the number of new agreements and +6.8% in the median rental value. Compared with the 2nd quarter of 2025, the corresponding changes were +8.8% and +17.4%, respectively.
Among the nine NUTS 2 regions, the ARM ranked second in terms of the highest median rental value (12.78 euros /m²), behind Grande Lisboa (15.24 euros /m²). It was followed by Peninsula de Setúbal (11.99 euros /m²), Algarve (11.56 euros /m²), Norte (8.70 euros /m²), Oeste e Vale do Tejo (7.75 euros /m²), the Autonomous Region of the Azores (RAA) (7.00 euros /m²), the Centre (6.86 euros /m²) and Alentejo (6.25 euros /m²), which recorded the lowest value. The national median stood at 10.17 euros /m².
In terms of year-on-year change, among the nine NUTS 2 regions, only the ARM (+17.4%) recorded a growth rate above that observed for the country as a whole (+10.2%), while Alentejo (+10.2%) recorded the same growth rate as the national figure. Below the national average were the ARA (+10.1%), Algarve and Oeste e Vale do Tejo (both +9.8%), Peninsula de Setúbal (+8.0%), Grande Lisboa and Norte (both +7.8%) and Centro (+7.4%).
By dwelling type, the median rental value in the ARM was highest for 0 or 1-bedroom dwellings (14.81 euros /m²) and 2-bedrooms dwellings (12.72 euros /m²), while it stood at 11.36 euros /m² for 3-bedrooms dwellings.
In the reference period, Funchal, one of the cities with 100 000 or more inhabitants, accounted for 294 of the 456 new lease agreements concluded in the ARM, corresponding to a quarter-on-quarter decrease of 7.3% and a year-on-year increase of 3.2%. The median rental value of these agreements stood at 14.49 euros /m², increasing by 6.2% quarter-on-quarter and by 17.0% year-on-year. In a ranking of the country's municipalities, Funchal ranked 3rd in terms of median rental value.
Results for the latest 12 months
Taking as reference the 1 828 tenancy agreements concluded in the 12 months ending in June 2026, the median rental value in the ARM stood at 12.32 euros /m², having increased by 4.2% compared with the 12 months ending in March 2026 and by 15.0% compared with the 12 months ending in June 2025.
At the national level, this indicator stood at 9.76 euros /m², corresponding to an increase of 2.7% compared with the 12 months ending in March 2026 and of 9.4% compared with the 12 months ending in June 2025. Among the NUTS 2 regions, Grande Lisboa recorded the highest median rental value (14.71 euros /m²), while Alentejo recorded the lowest (6.00 euros /m²), with the ARM (12.32 euros /m²) ranking second.
At the municipal level, Funchal (14.03 euros /m²) recorded a median rental value higher than that of the Region (12.32 euros /m²). Meanwhile, the municipality of Santa Cruz recorded a median rental value of 11.46 euros /m², below the regional figure but above the national value (9.76 euros /m²). At the national level, Funchal ranked 6th among the municipalities with the highest median rental values, behind Lisboa (17.43 euros /m²), Cascais (16.83 euros /m²), Oeiras (15.75 euros /m²), Sines (15.07 euros /m²) and Porto (14.48 euros /m²).
In the ARM, from July 2025 to June 2026, the median rental value of new lease agreements concluded by national landlords (residents in the ARM) belonging to the households’ institutional sector was lower than that recorded for national landlords in the other institutional sectors, although the figures were close: 12.01 euros /m² and 15.55 euros /m², respectively. For the Region as a whole, this indicator stood at 12.31 euros /m², compared with 9.69 euros /m² at the national level. The same situation was observed among all tenants (residents and non-residents in the ARM): the median rental value of new lease agreements concluded by the households’ institutional sector was lower (12.21 euros /m²) than that recorded for the other institutional sectors (13.27 euros /m²).
From July 2025 to June 2026, the ARM recorded the highest median rental value for 0 or 1-bedroom dwellings (14.79 euros /m²). The same was observed in Funchal, although with a higher value (16.29 euros /m²).
