Median value of bank appraisals for housing in the Autonomous Region of Madeira fell by 3 euros compared with the previous month, standing at 2 308 euros per square meter
According to data released today by Statistics Portugal (INE), in October 2025, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 308 euros/square metre. This figure represents a decrease of 0.1% compared to the previous month (i.e., down by 3 euros ). Compared to the same month of the previous year, a 14.8% growth (+298 euros) was observed.
For flats, the median value of bank appraisals in the ARM stood at 2 533 euros per square metre, reflecting a change of +0.1% compared to September 2025 and a rise of 18.4% year-on-year. For houses, this indicator was 1 965 euros per square metre, which is 0.7% higher than the previous month and 6.1% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in October 2025, the median value of bank appraisals in Funchal was 2 647 euros per square metre, reflecting an increase of 1.7% from the previous month and +10.5% when compared to October 2024.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), registered a median value of bank appraisals of 2 260 euros per square metre and 2 222 euros per square metre, respectively. Câmara de Lobos observed a monthly increase of 2.0% and 16.7% of year-on-year, whereas Santa Cruz experienced a monthly change of -0.7% and a year-on-year growth of 19.8%.
Nationally, the median value of bank appraisals was 2 025 euros per square metre, representing an increase of 30 euros (or +1.5%) from the previous month, with a year-on-year growth of 17.7% (an additional 304 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (3 030 euros per square metre), in Algarve (2 692 euros per square metre), and in Peninsula de Setúbal (2 456 euros per square metre), followed by the ARM at 2 308 euros per square metre. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+26.7%), while the ARA exhibited the lowest (+13,7%). Compared to the previous month, Norte led the increases (+2.5%), whereas Alentejo saw the lowest growth (-1.6%).
Number of bank appraisals decreased compared with both the previous month and the same month of the previous year
For the calculation of the median bank appraisal value in October 2025, a total of 627 appraisals were considered, marking a 15.2% decrease from the previous year. Of these, 305 were for flats and 322 for houses. Compared to the previous month, the number of appraisals went down by 4, representing a 0.6% decrease. Nationally, the year-on-year change in the number of bank appraisals was -2.9%, while the month-on-month change stood at +2.8%.
