Median value of bank appraisals for housing in the Autonomous Region of Madeira rose to 2 500 euros per square meter
According to data released today by Statistics Portugal (INE), in March 2026, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 500 euros/square metre. This figure represents an increase of 2.1% compared to the previous month (i.e., up by 52 euros). Compared to the same month of the previous year, a 17.2% growth (+367 euros) was observed.
For flats, the median value of bank appraisals in the ARM stood at 2 750 euros per square metre, reflecting a change of +4.0% compared to February 2026 and a rise of 21.0% year-on-year. For houses, this indicator was 2 183 euros per square metre, which is 2.6% higher than the previous month and 15.5% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in March 2026, the median value of bank appraisals in Funchal was 2 955 euros per square metre, reflecting an increase of 5.5% from the previous month and +21.6% when compared to March 2025.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), with a median value of bank appraisals of 2 401 euros per square metre and 2 501 euros per square metre, respectively. Câmara de Lobos observed a monthly increase of 0.7% and 22.1% of year-on-year, whereas Santa Cruz experienced a monthly change of +2.4% and a year-on-year growth of 23.4%.
Nationally, the median value of bank appraisals was 2 151 euros per square metre, representing an increase of 29 euros (or +1.4%) from the previous month, with a year-on-year growth of 16.5% (an additional 304 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (3 278 euros per square metre), in Algarve (2 840 euros per square metre), and in Península de Setúbal (2 653 euros per square metre), followed by the ARM at 2 500 euros per square metre. Compared to the same period last year, Pennsula de Setúbal showed the highest positive change (+24.8%), while the Alentejo exhibited the lowest (+11,4%). Compared to the previous month, the ARM led the increases (+2.1%), whereas Algarve and the ARA saw the lowest growth (+0.8%).
Number of bank appraisals increased compared to the last month, but declined compared to the year-on-year
For the calculation of the median bank appraisal value in March 2026, a total of 674 appraisals were considered, marking a 4.5% decrease from the previous year. Of these, 321 were for flats and 353 for houses. Compared to the previous month, the number of appraisals went up by 84, representing a 14.2% increase. Nationally, the year-on-year change in the number of bank appraisals was -10.3%, while the month-on-month change stood at +10.8%.
