Transacted dwellings in the Autonomous Region of Madeira grew by 37.6% over the previous year
In 2022, 4,142 dwellings were sold in the Autonomous Region of Madeira, which represents an increase of 16.0% over the previous year. It should be noted that this figure is the highest in the available time series, which began in 2009.
Of the total number of dwellings sold, 3,373 were existing dwellings (81.4% of the total), while the remaining 769 (18.6%) were new dwellings. Both segments showed positive changes compared to 2021: +15.4% for existing dwellings; +18.7% for new dwellings.
The value of the dwellings transacted in 2022 reached 841.5 million euros, representing a 37.6% increase over the previous year. This value represents a new maximum of the time series, surpassing the previous one (611.4 million euros), recorded in 2021. In new dwellings, the value of sales exceeded 205.0 million euros, while the value of sales of existing dwellings reached 636.5 million euros, representing an increase of 35.6% and 38.3%, respectively compared to 2021.

Across the country, 167.9 thousand dwellings were transacted in 2022, an increase of 1.3% over the previous year. These transactions generated a turnover of 31.8 billion euros, +13.1% than in 2021.
In 2022, dwelling transactions, whose buyers belonged to the institutional sector of households, accounted for 80.7% in number and 81.4% in value of the total transactions recorded in the Autonomous Region of Madeira, slightly lower than that recorded in 2021 (83.4% in both cases). This year, 3,343 transactions with a value of 685.3 million euros were registered in this sector, which represents an increase of 11.0% and 32.9%, respectively, compared to 2021. At a national level, the purchase of dwellings by families accounted for 86.7% (number) and 85.8% (value) of the national total this year.
In 2022, the value of dwellings sales in the Autonomous Region of Madeira, whose buyer had the national territory as tax residence, reached 717.2 million euros (85.2% of the total), followed by the European Union, with 70.6 million euros (8.4% of the total), and other countries, with 53.6 million euros (6.4% of the total). With regard to the number of transactions reviewed, 91.2% had a tax resident buyer in the national territory (3,776 transactions), 5.2% in the European Union (216) and 3.6% in other countries (150). During this period, the value of dwelling sales across the country involving buyers who had their tax residence in the national territory, rose to 28.2 million euros (88.6% of the total value), representing 157.2 thousand transactions (93.6%).
In the Autonomous Region of Madeira and in the 4th quarter of 2022, there were 838 dwelling transactions, down by 14.5% over the same quarter of the previous year and down by 29.0% over and in the previous quarter. In turn, the value of transacted dwellings stood at 180.5 million euros, decreasing by 0.9% over the same quarter of 2021 and by 21.2% over the previous quarter.
In the quarter under review, the households resident in the Autonomous Region of Madeira acquired 705 dwellings, down by 22.4% and by 17.1% over the previous quarter and over the same quarter, respectively. In terms of value, transactions of this nature amounted to 153.4 million euros, which declined by 3.2% compared to the 4th quarter of 2021 and by 16.8% over the previous three months.
