Implicit interest rate on housing loans surpassed the 4.0% threshold
Based on information provided by Statistics Portugal (INE), the data for July 2023 reveals that the implicit interest rate on housing loan agreements in the Autonomous Region of Madeira (ARM) reached 4.029%. This indicates an increase of 0.243 percentage points (pp) compared to the previous month. This pattern of growth has persisted for 16 consecutive months, culminating in the highest value recorded since May 2009. It's worth noting that in July 2022, the implicit interest rate for housing loan agreements was a mere 0.870%.
In terms of loan repayments for all housing loan contracts, the average value saw an increase of 8 euros compared to the previous month, reaching 382 euros. This includes interest payments accounting for 208 euros (a rise of 12 euros from the previous month), and amortisation at 174 euros (a decrease of 4 euros compared to the preceding month). In comparison, during the same month of the previous year, the average value of loan repayments stood at 276 euros.
Furthermore, the average outstanding loan amount for housing loan contracts experienced an increase, reaching 62,888 euros in July 2023 (in contrast to 62,738 euros in June 2023). This amount was higher compared to the previous year when it was 60,663 euros.
From a national perspective, encompassing all housing loan contracts, the implicit interest rate rose to 3.878%, marking an increase of 0.229 pp compared to the previous month. The average value of loan repayments for all contracts increased to 370 euros, and the average outstanding loan amount grew to 63,555 euros (in comparison to 63,296 euros in the preceding month). Within the country, interest payments increased by 12 euros compared to the previous month, while amortisation saw a decrease of 3 euros.
