Median price of dwelling sales in the Autonomous Region of Madeira stood at 1 250 euros per square meter
Statistics Portugal (INE) released today the information for the 1st quarter 2020 of the median price of dwelling sales. In fact the data released refer to the median (value that separates the sorted set of prices per square meter in two equal parts) and reflect the sales associated to the 12-month period, i.e. the data for the 1st quarter are calculated with the information of the 1st quarter and also from the 3 previous quarters. This information comes from anonymised administrative tax data provided by the Portuguese Tax and Customs Authority (AT), regarding Property Transfer Tax (IMT) and the Municipal Property Tax (IMI).
In the 1st quarter 2020 (last 12 months), the median price of dwelling sales in the Autonomous Region of Madeira was 1 250 euros per square meter. Compared to the previous quarter, the price went up by 4.5% and in year-on-year terms by 4.4%. By the same order, the growth rates for the country were +3.3% and +10.5%, respectively. The value for new dwellings (1 377 euros per square meter) was higher than the value for existing dwellings (1 211 euros per square meter).
In the last two years, i.e. comparing the 1st quarter 2020 with the same quarter of 2018, there was a 9.4% growth, below the country’s average (17.6%).
In the reference quarter, the median value of dwelling sales in Portugal stood at 1 117 euros per square meter, reaching 1 209 euros per square meter for the new dwellings and 1 102 euros per square meter for the existing dwellings.
It should be highlighted that the median value of dwelling sales in both Portugal and the Autonomous Region is the highest value of the series, which begins in the 1st quarter 2016.
