Regional Directorate of Statistics of Madeira (DREM) releases today, on its official statistics website, the Construction and Housing Statistics of the Autonomous Region of Madeira

The Regional Directorate of Statistics of Madeira (DREM) releases today, on its official statistics website, the Construction and Housing Statistics of the Autonomous Region of Madeira for the year 2018 while at the same time updates the Time Series (1995-2018) of the System of Indicators of Urban Operations (SIUO).

System of Indicators of Urban Operations (SIOU)

  • In 2018, the Autonomous Region of Madeira (ARM) housing stock was estimated at 93,177 classic residential buildings and 131,179 dwellings, representing annual growth rates of 0.14% and 0.16%, respectively, over the previous year.
  • The number of works completed in the ARM stood at 228 buildings, up by 22.6% from the previous year. The number of dwellings completed also increased from 170 to 207 (+21.8%) between 2017 and 2018.
  • Compared to 2017, the number of building permits increased by 41.1% (347 building permits in 2018) while the dwelling permits dropped by 4.3% (441 in 2018)


Real Estate Operations

  • In 2018, the number of contracts of real estate purchase and sale increased by 2.5% vis-à-vis the previous year and the amount involved in these transactions stood at 467.9 million euros (-7.1% compared to 2017). The average value of the traded real estates declined from 103.5 thousand euros in 2017 to 93.7 thousand euros in 2018.
  • There was a 1.0% decrease in the number of contracts of loan agreements with conventional mortgage, and the mean value of mortgaged real estates increased from 121.2 thousand euros in 2017 to 133.2 thousand euros in 2018.
  • The  mortgage credit granted to singular persons per inhabitant stood at 503 euros, up by 14.3% over the previous year.
  • In 2018, 9.7% of the real estate sales in the ARM were made to non-residents, corresponding to 13.3% of the total sales value.
  • Sales of real estate to non-residents increased by 1.5% in number and by 3.2% in value, vis-à-vis 2017.
  • As in the previous year, residents in Germany (21.9% of the total value), followed by residents in the United Kingdom (19.3%) and in France (9.7%), were the main buyers of real estate in Madeira.
  • The average value of real estate sold to non-residents in 2018 (EUR 129,163) was almost 37.8% higher than the average value of global transactions (EUR 93,739 in the same year)

Indicators of Construction Enterprises

  • In 2017, the value of performed works by construction enterprises with 20 and more employees headquartered in the Autonomous Region of Madeira increased by 3.3% compared to 2016, due to the increase observed in both works in Buildings (+ 9.5%) and Civil Engineering works (+ 0.6%).
  • The increase in works in buildings took place in both non-residential buildings (+ 9.8%, corresponding to +5.1 million euros) and residential buildings (+ 8.5%, corresponding to +1.3 million euros).

Other data on the Housing Market

  • The figures show an increase in the number and value of transacted dwellings in the Autonomous Region of Madeira between 2017 and 2018. In this year, there was a total of 2,933 transacted dwellings (up by 7.0%), which generated a sales value of 395.6 million euros (+15.8%).
  • In 2018, the median price of dwelling sales in the Autonomous Region of Madeira was 1 207 euros per square meter, increasing by 7.2% from 2017.
  • In 2018, the average value of bank evaluation of living quarters increased by 5.0% (1 316 euros/m2) over 2017, following the upward trend of the previous year. 
  • In the year 2018, the median house rental value of the 1,081 new lease agreements of dwellings registered in the Autonomous Region of Madeira was 5.84€/m2.

     Cement Sales

    • In 2018, the estimates of cement sales in the Autonomous Region of Madeira stood at 113, 820 tonnes, up by 0.6% over the previous year (113,183).
