Median value of bank appraisals for housing in the Autonomous Region of Madeira increased again, reversing the decline registered in the previous month
According to data released today by Statistics Portugal (INE), in June 2025, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 182 euros/square meter. This figure represents an increase of 1.3% compared to the previous month (i.e. 28 euros more). Compared to the same month of the previous year, an increase of 15.7% (+296 euros) was observed. This indicates that the indicator in question recovered from the decline registered in the previous month, although it remained below the historical peak recorded in April 2025 (2 191 euros/square meter).
For flats, the median value of bank appraisals in the ARM stood at 2 428 euros per square meter, reflecting a change of +1.9% compared to May 2025 and a rise of 23.4% year-on-year. For houses, this indicator was 1 859 euros per square meter, which is 2.2% lower than the previous month and 4.7% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in June 2025, the median value of bank appraisals in Funchal was 2 501 euros per square meter, reflecting a decrease of 0.9% from the previous month and +14.7% when compared to June 2024.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), registered a median value of bank appraisals of 2 347 euros per square meter and 2 131 euros per square meter, respectively. Câmara de Lobos observed a monthly increase of 6.9% and a 35.3% increase year-on-year, whereas Santa Cruz experienced a monthly change of +3.2% and a year-on-year growth of 18.3%.
Nationally, the median value of bank appraisals was 1 911 euros per square meter, representing an increase of 25 euros (or +1.3%) from the previous month, with a year-on-year growth of 18.1% (an additional 293 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (2 904 euros per square meter), in Algarve (2 574 euros per square meter) and in Peninsula de Setúbal (2 270 euros per square meter), followed by the ARM at 2 182 euros per square meter. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+22.8%), while Alentejo exhibited the lowest (+9,6%). Compared to the previous month, Oeste e Vale do Tejo led the increases (+2.5%), whereas the ARM saw the lowest growth (-0.3%).
Number of bank appraisals decreased when compared in the last month and year-on-year
For the calculation of the median bank appraisal value in June 2025, a total of 618 appraisals were considered, marking a 9.6% decrease from the previous year. Of these, 301 were for flats and 317 for houses. Compared to the previous month, the number of appraisals went down by 18, representing a 2.8% decrease. Nationally, the year-on-year change in the number of bank appraisals was +2.8%, while the month-on-month change stood at -7.5%.
