Median value of bank appraisals for housing in the Autonomous Region of Madeira rose to 2 234 euros per square meter
According to data released today by Statistics Portugal (INE), in July 2025, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 234 euros/square meter. This figure represents an increase of 2.4% compared to the previous month (i.e., up by 52 euros ). Compared to the same month of the previous year, an increase of 15.9% (+306 euros) was observed. This indicator has reached a new all-time high in the series.
For flats, the median value of bank appraisals in the ARM stood at 2 480 euros per square meter, reflecting a change of +2.1% compared to June 2025 and a rise of 24.7% year-on-year. For houses, this indicator was 1 856 euros per square meter, which is 0.2% lower than the previous month and 2.9% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in July 2025, the median value of bank appraisals in Funchal was 2 561 euros per square meter, reflecting an increase of 2.4% from the previous month and +15.8% when compared to July 2024.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), registered a median value of bank appraisals of 2 268 euros per square meter and 2 186 euros per square meter, respectively. Câmara de Lobos observed a monthly decrease of 3.4% and an increase of 22.6% increase year-on-year, whereas Santa Cruz experienced a monthly change of +2.6% and a year-on-year growth of 20.0%.
Nationally, the median value of bank appraisals was 1 945 euros per square meter, representing an increase of 34 euros (or +1.8%) from the previous month, with a year-on-year growth of 18.7% (an additional 307 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (2 956 euros per square meter), in Algarve (2 616 euros per square meter), and in Peninsula de Setúbal (2 310 euros per square meter), followed by the ARM at 2 234 euros per square meter. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+24.2%), while Centro exhibited the lowest (+12,5%). Compared to the previous month, Alentejo led the increases (+4.2%), whereas the Centro saw the lowest growth (+0.5%).
Number of bank appraisals increased compared to the last month, but declined compared to the year-on-year
For the calculation of the median bank appraisal value in July 2025, a total of 668 appraisals were considered, marking a 3.7% decrease from the previous year. Of these, 322 were for flats and 346 for houses. Compared to the previous month, the number of appraisals went up by 50, representing an 8.1% increase. Nationally, the year-on-year change in the number of bank appraisals was +3.7%, while the month-on-month change stood at +3.8%.
