Portuguese market surpassed the British in overnight stays, becoming the second most relevant

Summary

In the 2nd quarter of 2025, considering all types of accommodation (tourist accommodation, holiday camps, youth hostels, and campsites) in the ARM, 689.9 thousand guests were recorded, generating 3.4 million overnight stays, corresponding to year-on-year increases of 10.8% and 9.5%, respectively.

The average length of stay across all tourist accommodation stood at 4.49 nights in the 2nd quarter of 2025, representing a decline of 1.4% compared with the same quarter of 2024 (4.55 nights), mainly due to the decrease in the foreign market (4.72 nights; -3.3%).

Tourist accommodation registered 684.5 thousand guests, generating about 3.4 million overnight stays, reflecting positive year-on-year changes of 11.0% and 9.6%, respectively. It should be underlined that, excluding local accommodation with fewer than 10 beds, overnight stays in tourist accommodation increased by 5.1% relative to the 2nd quarter of 2024, a change higher than that recorded at the national level (+4.2%).

Holiday camps and youth hostels hosted 3 956 guests, generating 11 254 overnight stays (0.3% of the total), with an average stay of only 2.78 nights.

Campsites, which accounted for a residual share of overnight stays (0.1%), recorded 1,431 guests and 3 169 overnight stays in the 2nd quarter of 2025, corresponding to decreases of 26.0% and 24.7%, respectively, compared with the same quarter of the previous year.

Tourist Accommodation

In the 2nd quarter of 2025, the tourist accommodation outperformed overall figures, recorded a stronger performance than the accommodation sector as a whole, concentrating 99.2% of the guests and 99.6% of the overnight stays.

The hotel segment accounted for 67.1% of overnight stays (around 2.3 million), increasing by 5.1% year-on-year. Local accommodation represented 30.5% of the total and grew by 21.2%, while rural tourism, with a share of 2.4%, increased by 7.7%. By establishment types, the largest increases were observed in “Lodging houses and Quintas da Madeira” (+51.3%) and in “Tourist apartments” (+13.2%).

The average length of stay in tourist accommodation decreased compared with the same quarter of the previous year (4.57 nights), standing at 4.50 nights. The highest values continued to be observed in hotels (4.62 nights) and in local accommodation (4.35 nights), while rural tourism recorded the lowest (3.47 nights). Within the hotel segment, tourist villages stood out with the highest average stay, at 5.52 nights in the reference period (identical to in the 2nd quarter of 2024).

From external markets (non-residents), the ARM registered 531.6 thousand guests, generating around 2.8 million overnight stays, corresponding to increases of 7.6% and 4.3% compared with the same period in 2024. In terms of dependence on external markets for overnight stays, Grande Lisboa ranked first (82.9% of the total), followed by the ARM (82.1%) and Algarve (81.4%). Conversely, in Centro and Alentejo, overnight stays of non-residents accounted for a smaller proportion of the regional totals (34.6% and 36.0%, respectively).

During this quarter, the two main source markets recorded positive year-on-year changes in overnight stays, with the German market growing by 0.8% and the British market by 0.6%. The national market, however, showed a much more significant increase of 42.7%, surpassing the United Kingdom and becoming the second most important market, with values very close to Germany. It should be emphasised that these three main markets accounted for more than half of the overnight stays (52.1%) in the 2nd quarter of 2025.

France, the fourth largest market, with a share of 9.3% of total overnight stays, recorded 316.8 thousand overnight stays, representing a year-on-year decrease of 7.9%.

At the municipal level, Câmara de Lobos and Ponta do Sol recorded the highest dependence on external markets, with 90.5% and 89.5% of overnight stays, respectively. Porto Santo, on the other hand, registered the highest proportion of overnight stays from residents in Portugal (73.9% of the total).

Funchal continued to concentrate the majority of overnight stays in the Region (57.0%), totalling around 1.9 million overnight stays in the 2nd quarter of 2025, corresponding to a 3.4% year-on-year increase. Overnight stays of residents in Portugal grew by 40.9%, while those of non-residents fell by 1.8%.

Santa Cruz was the second municipality in terms of overnight stays (11.5% of the regional total), with 392.2 thousand overnight stays in the 2nd quarter of 2025, up by 9.1% year-on-year. Overnight stays of non-residents grew by 5.9%, while those of residents in Portugal rose by 41.6%.

Machico also stood out, with overnight stays increasing by 87.7% compared with the 2nd quarter of 2024, driven by significant growth in both the national market (+199.3%) and the external market (+74.3%).

The net bed occupancy rate in tourist accommodation in the Region stood at 72.4% in the 2nd quarter of 2025, an increase of 1.4 percentage points (pp) compared with the same period of 2024 (71.0%). The room occupancy rate reached 82.6%, above the 80.9% recorded in the 2nd quarter of 2024.

In the 2nd quarter of 2025, total revenue and revenue from accommodation increased year-on-year by 20.5% and 22.7%, respectively, amounting to 241.6 million euros and 174.5 million euros.

Since the 2nd quarter of 2021, overnight stays have shown continuous growth, with two distinct phases: from that period until the 1st quarter of 2023, increases were very significant, becoming more moderate but relatively stable thereafter. In fact, over the last nine quarters, increases in overnight stays ranged between 5.7% (3rd quarter of 2024) and 10.0% (4th quarter of 2025).

In the 2nd quarter 2025, RevPAR in tourist accommodation (excluding local accommodation with fewer than 10 beds) stood at 105.74 euros, an increase of 19.9% compared with the same quarter of the previous year, and the second highest among NUTS 2 regions. In hotels, RevPAR reached 112.84 euros (+20.2% year-on-year). ADR values were higher, amounting to 127.98 euros in tourist accommodation as a whole (+17.4% year-on-year) and 131.96 euros in hotels (+17.7%).

The highest RevPAR and ADR were recorded in “Lodging houses and Quintas da Madeira”, at 160.83 euros (+5.9% y-o-y) and 189.83 euros (-2.6% y-o-y), respectively. By rating, 5-star hotels stood out (160.98 euros and 195.53 euros, respectively), as did 4-star hotels (103.36 euros and 114.19 euros, respectively). Alojamento turistico PT
