Median value of bank appraisals for housing in the Autonomous Region of Madeira rose to 2 311 euros per square meter
According to data released today by Statistics Portugal (INE), in September 2025, the median value of bank appraisals for housing in the Autonomous Region of Madeira (ARM) was 2 311 euros/square metre. This figure represents an increase of 1.1% compared to the previous month (i.e., up by 26 euros ). Compared to the same month of the previous year, a 18.0% growth (+352 euros) was observed. This indicator has reached a new all-time high in the series.
For flats, the median value of bank appraisals in the ARM stood at 2 530 euros per square metre, reflecting a change of +1.2% compared to August 2025 and a rise of 24.1% year-on-year. For houses, this indicator was 1 951 euros per square metre, which is 3.1% higher than the previous month and 6.8% above that recorded in the same month last year.
At the municipal level, it is noteworthy that in September 2025, the median value of bank appraisals in Funchal was 2 604 euros per square metre, reflecting an increase of 1.4% from the previous month and +13.8% when compared to September 2024.
In addition to Funchal, the municipalities of Câmara de Lobos and Santa Cruz also surpassed the minimum threshold of observations (33), registered a median value of bank appraisals of 2 216 euros per square metre and 2 238 euros per square metre, respectively. Câmara de Lobos observed a monthly increase of 0.3% and 16.8% of year-on-year, whereas Santa Cruz experienced a monthly change of +1.1% and a year-on-year growth of 23.6%.
Nationally, the median value of bank appraisals was 1 995 euros per square metre, representing an increase of 30 euros (or +1.5%) from the previous month, with a year-on-year growth of 17.7% (an additional 300 euros).
Among the nine NUTS 2 regions of the country, the highest values were recorded in Grande Lisboa (2 994 euros per square metre), in Algarve (2 676 euros per square metre), and in Peninsula de Setúbal (2 402 euros per square metre), followed by the ARM at 2 311 euros per square metre. Compared to the same period last year, Peninsula de Setúbal showed the highest positive change (+25.9%), while the ARA exhibited the lowest (+12,9%). Compared to the previous month, the ARA led the increases (+2.9%), whereas the ARM saw the lowest growth (+1.1%).
Number of bank appraisals increased compared to the last month, but decreased year-on-year
For the calculation of the median bank appraisal value in September 2025, a total of 631 appraisals were considered, marking an 8.9% decrease from the previous year. Of these, 321 were for flats and 310 for houses. Compared to the previous month, the number of appraisals went up by 11, representing a 1.8% increase. Nationally, the year-on-year change in the number of bank appraisals was -0.4%, while the month-on-month change stood at -6.4%.
