In the 3rd quarter of 2025
Portuguese market surpassed the German market in the number of overnight stays, becoming the most important source market

Summary

In the 3rd quarter of 2025, and considering all accommodation establishments (tourist accommodation, holiday camps, youth hostels and camping sites) in the Autonomous Region of Madeira (ARM), 722.9 thousand guests and 3.9 million overnight stays were recorded, corresponding to year-on-year increases of 11.0% and 9.3%, respectively.

The average length of stay across all tourist accommodation amounted to 4.79 nights in the 3rd quarter of 2025, representing a decline of 1.5% compared with the third quarter of 2024 (4.86 nights). This decrease was mainly driven by the reduction observed in the foreign market (4.97 nights; -2.5%), whereas the domestic market recorded an increase (4.16 nights; +8.5%).

In the third quarter of 2025, tourist accommodation¹ recorded a better performance than the accommodation sector as a whole, concentrating almost all tourism activity: 99.1% of guests and 99.5% of overnight stays.

Holiday camps and youth hostels received 3 542 guests, generating 13 983 overnight stays (0.4% of the total), with an average length of stay of only 3.80 nights. Compared with the corresponding period, increases of 5.7% in the number of guests and 4.5% in overnight stays were recorded. The average stay fell by 2.6%.

Campsites, accounting for only 0.2% of total overnight stays, recorded 2 663 guests and 6 994 overnight stays in the 3rd quarter of 2025, corresponding to increases of 7.2% and 3.8%, respectively.

Tourist Accommodation

The tourist accommodation registered 716.7 thousand guests in the 3rd quarter of 2025, generating approximately 3.8 million overnight stays—year-on-year increases of 11.1% and 9.3%, respectively. Excluding local accommodation with fewer than 10 beds, overnight stays in tourist accommodation rose by 4.1% compared with the third quarter of 2024, a higher growth rate than the national average (+2.0%).

The hotel segment accounted for 66.0% of overnight stays (around 2.5 million), with a year-on-year increase of 4.4%. Local accommodation represented 31.8% of total overnight stays, rising 21.5%, while rural tourism, with a share of 2.2%, increased 5.8%. By establishment types, the largest increases were recorded in “Lodging houses and Quintas da Madeira” (+34.4%), five-star hotels (+12.2%) and tourist apartments (+9.8%).

The average length of stay in tourist accommodation decreased compared to the same quarter of the previous year (4.87 nights), standing at 4.80 nights. The highest values continued to be observed in hotels (4.88 nights) and local accommodation (4.73 nights), while rural tourism recorded the lowest average length of stay (3.67 nights). Within the hotel segment, five-star hotel-apartments recorded the highest average length of stay (6.06 nights; +0.5% compared with the 3rd quarter of 2024), followed closely by tourist villages (6.05 nights; -1.3% year-on-year).

The ARM recorded 551.7 thousand foreign guests in total, generating around 3.1 million overnight stays, increases of 5.9% and 2.8% year-on-year, respectively. Área Metropolitana de Lisboa was the region with the highest dependence on foreign markets in terms of overnight stays (83.2% of the total), followed by the ARM (80.1%) and the Azores (76.6%). Conversely, the Alentejo and the Centro regions recorded the lowest dependence (30.7% and 36.1%, respectively).

Among the three main foreign source markets, only the French market recorded an increase in overnight stays (+9.0%) compared with the same quarter of 2024, while the German (-1.6%) and British (-3.1%) markets declined. The Portuguese market (19.9% of the total) recorded a significant increase of 46.8%, surpassing Germany (16.3%), the United Kingdom (15.0%) and France (9.1%) in the period, becoming the leading source market. These four markets together accounted for more than half of all overnight stays (60.3%) in the third quarter of 2025.

The municipalities of Câmara de Lobos, Santa Cruz and Ponta do Sol recorded the highest dependence on foreign markets in terms of overnight stays, with 90.6%, 89.8% and 89.4% respectively. Porto Santo stood out by recording the highest percentage of overnight stays by domestic residents (81.3% of the total).

Funchal concentrated 55.8% of all overnight stays in the Region, totalling around 2.1 million in the 3rd quarter of 2025, an increase of 4.5% year-on-year. In the largest municipality of the ARM, overnight stays by domestic residents grew 63.2%, while those by foreign residents fell 3.3%.

Santa Cruz ranked second, with 11.3% of the regional total, contributing 433.7 thousand overnight stays (+8.2% year-on-year). In this municipality, overnight stays by foreign residents rose 5.4%, while those by Portuguese residents increased 41.5%.

Machico also stood out, recording an increase of 82.0% in overnight stays compared with the third quarter of 2024. This growth was driven by a rise of 207.0% in the Portuguese market and 68.4% in the foreign market.

Occupancy and Revenue

In the 3rd quarter of 2025, the net bed occupancy rate in tourist accommodation in the Region reached 75.6%, an increase of 1.5 percentage points compared with the same period in 2024 (74.1%). The room occupancy rate stood at 85.6%, higher than the 84.3% recorded in the 3rd quarter of 2024.

In the period under review, total revenue and revenue from accommodation increased by 17.2% and 17.9%, respectively, amounting to 285.6 million euros and 210.4 million euros.

Since the 2nd quarter of 2021, the growth in overnight stays has followed two distinct phases: very strong increases until the 1st quarter of 2023, followed by more moderate yet stable growth. Since the 2nd quarter of 2023, growth rates have ranged between 5.7% (Q3 2024) and 10.0% (Q4 2024). In the 3rd quarter of 2025, the year-on-year growth rate reached 9.3%.

In the 3rd quarter of 2025, RevPAR (revenue per available room) for tourist accommodation as a whole (excluding local accommodation with fewer than 10 beds) stood at 124.05 euros, a 15.1% increase year-on-year, representing the third-highest value among the nine NUTS 2 regions. In the hotel sector, RevPAR reached 133.41 euros (+14.7%). As for ADR (average daily rate), values were higher: 145.00 euros for tourist accommodation (+13.3% year-on-year) and 150.47 euros for hotels (+13.0%). The highest RevPAR and ADR values were observed in the five-star hotel category, with 194.58 euros (+11.8% year-on-year) and 227.80 euros (+11.1%), respectively. “Lodging houses and Quintas da Madeira“ ranked second, with 173.95 euros and 196.74 euros, respectively.

Number of rounds played on golf courses in the Region increased by 9.1% in the 3rd quarter of 2025

The Golf Course Survey recorded 12 791 rounds on the three golf courses of the ARM between July and September 2025 (+9.1% year-on-year), generating approximately 745.3 thousand euros in revenue. Of the total rounds played, 56.2% were by non-members (51.7% in Q3 2024). Regarding the players’ country of residence, 38.5% of rounds were played by residents in Portugal, 19.7% by residents of the Nordic countries, 12.1% by residents of the United Kingdom and 8.6% by residents of Germany.

Cruise ship transit passengers visiting the Autonomous Region of Madeira decreased by 39.5% in the 3rd quarter of 2025

According to data from the Ports Administration of the ARM, 29 571 transit passengers were recorded across 13 cruise ships calling at the ARM ports in the 3rd quarter of the year. Compared with the same period of the previous year, nine fewer calls were made, resulting in a 39.5% decline in transit passengers. However, this decrease did not prevent the cumulative change for the first nine months of the year from being positive, at +4.5%.
