In August 2023, the Revenue per Available Room (RevPAR) in the tourist accommodation of the Region exceeded 100 euros for the first time

On the other hand, Statistics Portugal (INE), in its release, excludes local accommodation with fewer than 10 beds. Therefore, in this press release, in the "Em Foco" section and in the tables published by DREM, a total greater than that of INE is mentioned regarding guests and overnight stays. Revenue per Available Room (RevPAR) in the tourist accommodation of the Region exceeded 100 euros for the first time
Estimates for August 2023 reveal that 91.8% of tourist accommodation establishments in the Autonomous Region of Madeira hosted guests during this month. When analysed by segment, it is observed that hotels have the highest percentage of establishments with guest activity (95.2%), followed by local accommodation at 91.6%, and rural tourism at 91.3%.
In August 2023, the number of overnight stays in tourist accommodation establishments reached approximately 1,153.2 thousand, reflecting a 2.9% increase compared to the same month last year (1,120.9 thousand). It is worth noting that, excluding local accommodation with fewer than 10 beds, overnight stays in tourist accommodation establishments experienced a 1.2% decrease compared to August 2022, in contrast to the national trend (+1.4%). Total revenue and revenue from accommodation in August 2023 saw year-on-year growth of 14.4% and 16.9%, respectively, totalling 75.4 million euros and 55.4 million euros, respectively. In the country, during the same reference month, year-on-year changes were also positive, both in total revenue (+10.4%) and revenue from accommodation (+11.1%).
From January to August 2023, overnight stays in the total tourist accommodation sector in the Region increased by 15.9% compared to the same period last year, reaching 7.4 million, while total revenue and revenue from accommodation increased by 26.0% and 29.6%, respectively, totalling approximately 438.0 million euros and 312.3 million euros.
It is important to highlight that the hotel sector accounted for 73.8% of overnight stays in August 2023 (851.1 thousand), showing a 2.6% decrease year-on-year, while local accommodation (23.9% of the total) and rural tourism (2.3% of the total) increased by 23.3% and 12.7%, respectively. From January to August 2023, the hotel sector recorded a 10.7% increase in overnight stays, totalling 5.5 million.
Analysing overnight stays in the three main international source markets, negative year-on-year changes were observed in August 2023, except for the German market, which showed an increase of 4.5%. The British market recorded the highest decrease at -7.8%, followed by the French market with a 2.5% decline. Overnight stays from the domestic market, for the third consecutive month, showed a decrease compared to the same month last year (-10.6% compared to August 2022).
When comparing the reference period with August 2019 (pre-pandemic period), tourist accommodation activity increased by 25.8% in overnight stays, with the foreign resident market registering a 22.9% increase. Considering the three main markets in this segment, positive changes were observed in the German market (+18.8%) and the British market (+7.9%). The French market, however, experienced a 14.3% decline. The Portuguese market recorded a positive change of (+39.9%).
In cumulative terms (from January to August 2023), the four main source markets also showed year-on-year growth in this variable, with the German market exhibiting the most significant increase at +17.4%, followed by the markets of France, Portugal, and the United Kingdom, with year-on-year increases of 15.3%, 8.0%, and 5.4%, respectively.
In August 2023, the average length of stay in all the tourist accommodation sector showed a slight decrease compared to the same month the previous year (5.25 nights), settling at 5.07 nights.
The bed occupancy rate in tourist accommodation in the reference month was 74.3%, which is 0.9 percentage points (pp) lower than in the same month last year (75.2%). In contrast, the room occupancy rate reached 84.6% (compared to 85.7% in August 2022).
In August 2023, the RevPAR (revenue per available room) in all the tourist accommodation sector (excluding local accommodation with fewer than 10 beds) was approximately 100.81 euros, a 14.7% increase compared to the same month the previous year. Notably, this indicator exceeded 100 euros in a single month for the first time. Compared to the value in August 2019 (59.09 euros), there was also an increase of +70.6%. Restricting the analysis to hotels, this indicator showed a year-on-year growth of 16.1%, with a value of 109.71 euros (+70.6% compared to August 2019). From January to August 2023, the RevPAR was 74.74 euros in all the tourist accommodation sector (+24.7% compared to the same period last year) and 80.21 euros in the hotel sector (+25.5%).
On the other hand, the average daily rate (ADR) per room in tourist accommodation increased from 102.55 euros in August 2022 to 119.14 euros in August 2023, marking a 16.2% year-on-year change. In the first eight months of 2023, the ADR grew by 14.8%, reaching 97.81 euros.
