Revenue per Available Room (RevPAR) and the Average Daily Rate (ADR) in Madeira’s tourist accommodation establishments grew more than overnight stays
Estimates for November 2023 reveal that 84.6% of tourist accommodation establishments in the Autonomous Region of Madeira had guest activity in this month. Analysing by segment, hotels had the highest percentage of establishments with guest activity (92.6%), followed by rural tourism at 84.5%, and local accommodations at 84.2%.
In November 2023, the number of overnight stays in tourist accommodation establishments approached 797,000, reflecting an increase of 9.7% compared to the same month the previous year (726,800).
It is important to note that excluding local accommodations with fewer than 10 beds, overnight stays in tourist accommodation establishments increased by 6.2% compared to November 2022, a growth rate lower than the national level (+7.5%). Total revenue and revenue from accommodation in November 2023 showed year-on-year growth of 17.2% and 18.7%, respectively, reaching 42.9 and 29.6 million euros. In the country, in the same month, year-on-year changes were also positive but lower, both in total revenue (+13.3%) and revenue from accommodation (+13.2%).
From January to November 2023, overnight stays in total tourist accommodation establishments in the Region increased by 14.4% compared to the same period the previous year, surpassing 10.2 million, while total revenue and revenue from accommodation increased by 24.1% and 27.1%, respectively, reaching around 607.0 and 429.9 million euros.
It is important to highlight that hotels accounted for 74.6% of overnight stays in November 2023 (594,900), growing by 5.0% year-on-year, while local accommodations (23.0% of the total) and rural tourism (2.4% of the total) grew by 27.2% and 18.0%, respectively. From January to November 2023, hotels recorded a growth of 8.9% in overnight stays, reaching 7.6 million.
Analysing overnight stays in the three main international source markets, positive year-on-year changes were observed in November 2023. The British market recorded the highest growth at +8.1%, followed by the German market with an increase of 7.9%, and finally, the French market, which grew by 3.5%. Overnight stays from the national market showed an increase of 9.3% compared to the same month the previous year.
Comparing the reference period with November 2019 (pre-pandemic period), activity in tourist accommodation establishments increased by 45.5% in overnight stays, with the market of residents abroad registering an increase of 41.3%. Considering the three main markets in this segment, positive changes were observed in the French (+44.3%), British (+26.1%), and German markets (+25.5%). In turn, the national market also presented a positive change (+79.9%).
In terms of cumulative data (from January to November 2023), the four main source markets also showed year-on-year growth in this variable, with the German market being the one with the most significant increase at +15.4%, followed by the markets of France, Portugal, and the United Kingdom, with year-on-year increases of 14.4%, 6.0%, and 4.2%, respectively.
In November 2023, the average length of stay in all tourist accommodation establishments showed a slight decrease compared to the same month the previous year (4.78 nights), settling at 4.76 nights.
The bed occupancy rate in tourist accommodation establishments in November 2023 was 60.8%, 3.1 percentage points higher than observed in the same month the previous year (57.7%). In turn, the room occupancy rate reached 70.4% (68.1% in November 2022).
In November 2023, the RevPAR (revenue per available room) was around 57.24 euros in all tourist accommodation establishments (excluding local accommodation establishments with fewer than 10 beds), an increase of 14.7% compared to the same month the previous year. Compared to the value in November 2019 (32.31 euros), there was also an increase of +77.2%. Restricting the analysis to hotels, this indicator showed a year-on-year growth of 17.0%, with its value reaching 61.73 euros (52.76 in November 2022). From January to November 2023, the RevPAR was 74.41 euros in all tourist accommodation establishments (+22.8% compared to the same period the previous year) and 79.83 euros in the hotel sector (+23.6%).
In turn, the average daily rate (ADR) in tourist accommodation establishments increased from 73.22 euros in November 2022 to 81.27 euros in November 2023 (+11.0% year-on-year change). In the first eleven months of 2023, ADR increased by 14.5%, reaching 96.63 euros.
