In the first ten months of the year, total and accommodation revenues in the tourist accommodation of the Region have already exceeded the previous year's full-year record
Estimates for October 2023 reveal that 90.8% of tourist accommodation establishments in the ARM had guest activity this month. Analysing by segment, hotels showed the highest percentage of establishments with guest activity (94.0%), followed by local accommodation (90.6%) and rural tourism (90.0%).
In October 2023, the number of overnight stays in tourist accommodation approached 988.8 thousand, a 10.3% increase compared to the same month last year (896.1 thousand). It is noteworthy that, excluding local accommodation with fewer than 10 beds, overnight stays in tourist accommodation increased by 5.9% compared to October 2022, a growth rate lower than the national level (+8.5%). Total and accommodation revenues in October 2023 showed year-on-year growth of 23.0% and 23.7%, respectively, reaching 60.7 million and 41.8 million euros, respectively. In the country, for the same month, year-on-year changes were also positive, both in total revenue (+17.4%) and revenue from accommodation (+18.8%).
From January to October 2023, overnight stays in the total tourist accommodation in the Region increased by 14.8% compared to the same period last year, surpassing 9.4 million, while total revenue and revenue from accommodation increased by 24.8% and 27.9%, respectively, reaching around 564.7 million and 400.8 million euros, already surpassing the totals for the twelve months of 2022.
It is important to highlight that hotels accounted for 73.8% of overnight stays in October 2023 (729.9 thousand), growing by 4.1% year-on-year, while local accommodation (23.9% of the total) and rural tourism (2.3% of the total) grew by 34.6% and 15.8%, respectively. From January to October 2023, hotels recorded a growth of 9.3% in overnight stays, reaching 7.0 million.
Analysing overnight stays in the three main international source markets, positive year-on-year changes were observed in October 2023, except for the British market, which showed a decrease of 1.1%. The French market recorded the highest growth, +13.1%, followed by the German market with an increase of 10.4%. Overnight stays from the national market increased by 6.2% compared to the same month last year.
Comparing the reference period with October 2019 (pre-pandemic period), tourist accommodation activity showed a growth of 44.1% in overnight stays, with the market of residents abroad registering an increase of 36.4%. Considering the three main markets in this segment, positive changes were observed in the German market (+24.7%) and in the British and French markets (both with +19.5%). The national market also showed a positive change (+101.8%).
Year-to-date (from January to October 2023), the four main source markets also presented positive year-on-year growth in this variable, with the German market showing the most significant increase, +16.0%, followed by the markets of France, Portugal, and the United Kingdom, with year-on-year increases of 15.0%, 6.3%, and 3.8%, respectively.
In October 2023, the average length of stay in all tourist accommodation showed a slight decrease compared to the same month of the previous year (4.65 nights), settling at 4.54 nights.
The bed occupancy rate in tourist accommodation, in the reference month, was 67.8%, 4.0 percentage points above what was observed in the same month last year (63.8%). The room occupancy rate reached 77.9% (compared to 75.0% in October 2022).
In October 2023, the RevPAR (revenue per available room) in all tourist accommodation (excluding local accommodation with fewer than 10 beds) was around 76.12 euros, +21.7% compared to the same month of the previous year. Compared to the value in October 2019 (41.52 euros), there was also an increase of +83.3%. Restricting the analysis to hotels, this indicator showed a year-on-year growth of 22.9%, with its value at 81.99 euros (compared to 66.73 euros in October 2022). From January to October 2023, there was a RevPAR of 76.19 euros in all tourist accommodation (+23.6% compared to the same period last year) and 81.74 euros in the hotel sector (+24.3%).
The average daily rate (ADR) in tourist accommodation increased from 83.32 euros in October 2022 to 97.71 euros in October 2023 (+17.3% year-on-year change). In the first ten months of 2023, ADR increased by 14.9%, reaching 98.18 euros.
